Helpful Tips for Homeowners – October 2017

It’s time to get your home ready for Fall… and we don’t just mean finding the perfect pumpkins and gourds to decorate with!  Here are some “must do’s” to ensure you are ready:

  • Drain and completely bleed the exterior water faucet line by turning on the exterior/garage hose bib, then return inside and turn off both the interior shut off valves.  Note that you will have to complete these steps for both the hose bib in the garage as well as the exterior hose bib and ensure that you leave the exterior faucet handles completely open for the duration of the coming winter and spring months.  This is a very important step in the process that will allow for any air/moisture that may be trapped in the line to be released as opposed to remaining inside the line and freezing.  Should the line freeze, it could cause a split in the line or a crack in the valve.  These instances are considered to be improper maintenance and not a defect in material or workmanship and would not be covered under warranty.  Please contact the Customer Care Team if you need assistance, and one of our team members would be glad to help!
  • Don’t get caught in the cold!  Cover up that air conditioner (if equipped) with the appropriately sized cover, and turn on and test the furnace in “heat” mode before the weather takes a turn!  Check to ensure that it is operating properly. It is always a good idea to have an annual inspection and cleaning by a certified HVAC professional to maintain the integrity of your equipment warranty.  It is generally recommended that you contact the original installer (you will find this information on a sticker located on the furnace unit itself.) Remember to check the furnace filter on a constant basis.  Replace it as required to ensure that you are achieving the optimum effectiveness of your heating system.
  • Get ready to save money and energy!  Check to ensure that exterior caulking is intact around the home and recaulk any areas that have been damaged by the elements.  Don’t forget to use a high quality exterior caulking to complete this task.
  • Pull out that ladder and check your eaves troughs for leaves, debris, bird nests, or general build up.  The eaves should be fully cleared to allow for proper drainage.
  • October is fire safety month!  Don’t forget to clean and test smoke and carbon monoxide detectors.  If your alarms are equipped with a back up battery, it considered a best practice to change the battery the same day that the clocks “fall back” as an easy reminder.
